STAGING A PENTHOUSE FOR EFFORTLESS LIVING

This Parnell penthouse presented an opportunity to create a sense of calm within a highly architectural space, one defined by expansive glazing, strong structural lines, and uninterrupted views across the city and harbour.

Our approach to staging was guided by restraint. Rather than competing with the scale or outlook of the apartment, we focused on grounding the space through texture, proportion, and a considered neutral palette, allowing the architecture and outlook to remain the hero.

The result is a penthouse that feels elevated yet liveable, refined without feeling untouchable.

From the outset, it was clear the space required furniture with presence. The open-plan living area is generous in scale, with ceiling tracks, black detailing, and wide oak flooring creating a strong architectural framework. To soften this, we introduced sculptural forms and tactile finishes that bring warmth and balance to the room.

Low, curved seating anchors the living area, creating intimacy within the larger footprint. Upholstered pieces in soft, muted tones contrast gently against the darker architectural elements, while still maintaining visual weight. The combination of rounded silhouettes and textured fabrics ensures the space feels inviting rather than austere.

At the centre of the living zone, a suspended fireplace becomes a focal point, an element that naturally draws the eye and helps define the layout. Styling around this was kept intentionally minimal, allowing form, proportion, and negative space to do the work.

In the dining area, contrast is introduced through materiality. A dark timber table grounds the space, offset by sculptural dining chairs upholstered in soft, light fabric. This balance between light and dark adds depth without breaking cohesion, while subtle styling ensures the space feels ready for living, not just viewing.

Throughout the penthouse, a consistent palette of warm neutrals, black accents, and natural textures creates continuity from zone to zone. Sheer curtains soften the perimeter glazing, filtering light while maintaining connection to the outdoor terrace and harbour beyond. The transition between interior and exterior feels seamless, reinforcing the sense of flow that’s essential in penthouse living.

Staging a property at this level is about more than filling a space, it’s about helping buyers understand how the home can feel. Here, the aim was to evoke a lifestyle: calm mornings, relaxed evenings, and effortless entertaining, all within an environment that feels thoughtfully curated.
