Every home has its own architecture, lighting, atmosphere and buyer demographic, which means our process is always tailored to the property itself. Here’s a look into what happens from the moment an enquiry comes through to the final staged result.
1. Initial Enquiry & Consultation
The process begins with an enquiry from the homeowner, developer or real estate agent. From there, we organise a site visit to walk through the property in person.
This step is about much more than measuring rooms. We assess the flow of the home, natural light, architectural features, functionality and overall feeling of the space. We also consider the likely buyer demographic and how the home should be positioned within the market. Every property tells a slightly different story, and our role is to enhance that story rather than overpower it.
2. Creating the Quote & Staging Plan
Following the consultation, we put together a detailed room-by-room quote and staging plan.
This is where strategy starts to take shape. We decide:
Which rooms will have the biggest visual impact
What furniture layouts will improve flow
Which existing features should be highlighted
What styling direction best suits the home’s aesthetic
For partial staging projects, we also identify which existing furniture pieces can stay, what should be removed, and what needs to be brought in to elevate the overall presentation. The goal is never to fill a space unnecessarily. It’s to create balance, warmth and clarity throughout the home.
3. Curating Furniture & Styling Pieces
Once approved, we begin selecting furniture, artwork, lighting, textiles and accessories from our inventory.
This stage is highly considered. We’re constantly thinking about:
Scale and proportion
Tone and texture
Visual balance
Cohesion between rooms
How the home will photograph
A contemporary architectural home may call for restraint and sculptural forms, while a softer character home may require warmth, layering and more organic styling elements. Every selection is intentional.
4. Preparing for Install Day
Before installation, the property is prepared for staging. Depending on the project, this may involve:
Deep cleaning
Removal of excess furniture or personal items
Minor touch-ups
Coordinating property access and timing
A smooth install day starts long before the truck arrives. Behind the scenes, there’s extensive planning, logistics and coordination involved to ensure everything runs seamlessly.
5. Installation & Styling
The install day is where everything comes together. Furniture is loaded onto a truck and van, then delivered and positioned first to establish flow and functionality within each room. From there, we layer in artwork, lighting, cushions, bedding, décor and styling details that bring warmth and dimension to the home.
This stage is often the most transformative. Empty or disconnected spaces begin to feel intentional, welcoming and emotionally engaging. Some of the most important decisions happen during styling itself. Small adjustments to proportion, spacing or texture can completely shift how a room feels.
6. The Final Walkthrough
Before the property is photographed or opened to buyers, we complete a final walkthrough to refine every detail.
This includes:
Adjusting styling placement
Perfecting bedding and cushions
Ensuring visual consistency between spaces
Making sure the home feels polished but still natural
